ORLANDO-Novi, MI-based Crosswinds Communities is developing Treasure Cove, a 170-unit townhome community located at 11059 International Dr.

When complete, the five-story complex will sit on approximately five acres. There will be 16 different floor plans with one- and two-bedroom units ranging in size from 701 to 1,269 sf. Aimed at buyers who vacation part-time in the area, Treasure Cove will permit owners to rent units through an on-premise management company. Sales of the units will start this month. Prices for the units start in the $200,000s.

Crosswinds vice president of marketing Ron Elkman tells GlobeSt.com that marketing and sales efforts will begin within 30 days with construction in the coming months. Elkman anticipates that many buyers will be investors or second-home buyers. "There will be a lot of Europeans because it's near Disney and the price is affordable," he says.Under rules for the property, residents will be permitted to stay up to six months and rent the units for the remainder of the year. The property is located one-half mile to Sea World and is in close proximity to Disney World and the Orange County Convention Center. "Orlando tops the nation's list of vacation venues," says Crosswinds vice president of sales Debbie Marton. "In such a burgeoning market, the demand for hotel rooms and part-time residences are continuously expanding. Treasure Cove is an ideal solution to meet that demand."

Among unit features will be tiled floors, mica counter tops and stainless steel sinks, with various options for flooring and countertop upgrades. Building amenities include a community game room, fitness center, pool with beach area, playground, cyber café and sundry shop. "Crosswinds is launching several communities but we're particularly excited about this one," Elkman says. "We're optimistic that this one will not be as market sensitive as others. We believe with the product we have and the price range, we'll sell out in one weekend."
