"With varying price points for new and existing space, we're optimistic about the prospects of these diverse spaces," says George Sowa, EVP and senior managing director for the New Jersey region for the Plymouth Meeting, PA-based Brandywine. "Princeton Pike is a core holding for us."
The new construction is for 1200 Lenox Dr. within the park. The 75,000-sf, three-story class A building, which will feature a two-story atrium lobby, is on target for a Q1 2007 completion, according to Sowa.
And the repositioning involves 100 Lenox Dr., a 93,000-sf building that until recently served as the headquarters for Lenox China. As reported by GlobeSt.com, Brandywine bought the building for $10.5 million earlier this year from Brown-Forman Corp., former parent of Lenox China, after the latter signed a $29-million, 12-year lease for new headquarters space in Bristol, PA.
A new entry and renovated common areas are part of the repositioning plan for 100 Lenox Dr., according to Sowa. A new conference center, roof and mechanical systems are also part of the plan, and a new connector road will be installed to attach Lenox Drive to Princeton Pike. "This modification will provide full circulation through the park and immediate access to the thoroughfare for both 1200 Lenox and the development sites," Sowa says.
