The FBI currently is the main occupant in the 170 Marcel Dr. building, where its 450 employees maintain part of the agency's archival system. CEO Lee Elman explains the FBI moved to the property to meet regulations requiring operations to be located 30 miles from a probable blast area. Winchester is located 70 miles away from Washington, DC. The FBI has signed a 10-year lease with the option of leaving after five years without a penalty, according to Elman.
There is also the possibility of expanding the property by another 100,000 sf, Elman says, if the FBI wants to expand its operations or another tenant wants to move in. The New York City-based investment group now owns more than three million sf of government-occupied properties and has an additional 25 million sf of deals pending in its pipeline.
