Millennium Operations will take occupancy in early 2007 on parts of the second and third floors of the 186,000-sf building that is currently 65% occupied. The firm plans to have its executive offices and a trading floor in its new space.
William V. Cuddy, Jr. and Budd Wiesenberg of CB Richard Ellis' Westchester/Fairfield office represented Related, while Gilbert Ohls and Rick Rosencranz of Newmark Knight Frank represented Millennium. A Newmark spokesperson had no comment on the lease deal.
Capital improvements are currently under way at the building for all common areas, including a new lobby that will be completed by the end of this year. Other tenants at the property include: Valero Energy, Greenwich Technology Associates, Pilot Rock Capital, Taylor Investments, BearingPoint and AON. Valero Energy, which has a lease for 80,000 sf, has put the entire space on the sublease market. To date, Cuddy notes, Valero has successfully sublet approximately 18,000 sf.
