THE WOODLANDS, TX-A local developer has broken ground on its third townhouse development, the 21-unit Savannah Landing. The project, ticketed to cost $4.2 million to $6 million, will deliver in first quarter 2007.

A spokeswoman for Woodlands Development Co. tells GlobeSt.com that Carmel Builders bought the 1.6-acre tract along Low Country Lane in Southern Coast about a year ago. She tells GlobeSt.com that 10 of the 21 three-story townhouses were sold prior to last week's groundbreaking. The units, averaging 2,579 sf, range from $439,000 to $449,990.

Southern Coast is an 18-acre development on the banks of Lake Woodlands. It is part of the 260-acre East Shore, which is within walking distance of the Woodlands Town Center.

Carmel Builders' parent company, McGuyer Homebuilders Inc. of Houston, is the general contractor for Savannah Landing. The architect is Pappageorge/Haymes Ltd. of Chicago. Carmel Builders' role is to handle the sales.

Carmel Builders is in the process of developing Dickson Place at 4249 Dickson St. in the Memorial Park district, close to Downtown Houston. The developer's first townhouse project, Hogan's Place at 7676 Woodway Dr. in the Heights submarket, is completed.
