The property's attraction is that local officials have approved the site for up to 450 units of seniors housing. "Recognizing that almost a quarter of the local population is approaching 55 years and older, the Vineland Planning Commission recently approved this site for age-restricted housing," says David Jarjisian, who's marketing the property with CBRE colleagues Kathie Carr, Gerald Zimmer and Jon Sarkisian.
The site contains existing building stock, including the 1890s-vintage Training School at Vineland, a three-story, 10-room brick structure that has, for a number of years, served as a regional campus for Elwyn. The site's clients have largely been integrated into mainstream programs in Greater Philadelphia, turning it into surplus property.
"Both the State of New Jersey and local private developers have invested large sums of money in Vineland and the immediate area," Jarjisian says. "Ongoing new development, including new retail and healthcare amenities, will make this proposed project even more attractive."
The campus itself is near Downtown Vineland, Cumberland Mall and the South Jersey Healthcare Regional Medical Center. It's also close to the Atlantic City Expressway, which connects that city to metro Philadelphia.
