LOS ANGELES-The Bedford Group of Los Angeles has started development of two residential condominium towers across from the Baldwin Hills Crenshaw Plaza shopping center, near Leimert Park Village. The development comprises one tower called Bedford Parc and another called the Promenade at Baldwin Hills, with the project collectively known as Bedford/Promenade.
The development site is a parcel that has been vacant for about 50 years. According to Charles Quarles, president of the Bedford Group, one aim of the 172-unit project is to provide market rate multifamily housing for sale in the Baldwin Hills neighborhood.
In addition to the condominium units, which will range from one to three bedrooms, the Bedford/Promenade development will include 9,500 sf of office space. The condominiums will range from 730 sf to 1,680 sf and are expected to sell for about $300,000 to more than $600,000.
Sharon Sumpter, EVP of the Bedford Group, notes that all of the units will feature oversized closets and washers, dryers and fireplaces, with some of the condos including private patios. In addition, the complex will include a lap pool, a fitness center and other amenities.
The development site is close to Kenneth Hahn State Park, which features more than seven miles of nature trails, a walking path, two fishing lakes, a lotus pond, tot lots, a waterfall trail and more than 100 acres of picnic facilities. The site is also close to historic Leimert Park, which was designed in 1927 by the Olmstead Firm, the architects and master-planners of New York's Central Park.
The privately owned Bedford Group specializes in urban infill development. It was founded more than 20 years ago and is developing nearly a dozen projects throughout California.
