VICTORVILLE, CA-The High Desert's first new professional office building to break ground since 2004, a 57,000-sf project by AyZar Development, will include 20,800 sf of retail space. The new project, called the Midtown Spectrum, is a sign that the region "is following the traditional growth pattern of residential, followed by retail, followed by office," says Natalie Bazarevitsch of the Ontario office of CB Richard Ellis.

Bazarevitsch is one of a group of CB Richard Ellis brokers who are the listing agents for both the office and the retail space in the new project. She notes that no new office product has been completed in the High Desert since 2004, when a new development in Hesperia leased 100% of its space before the completion of construction.

The Midtown Spectrum development site is on the Northeast corner of Amargosa Road and MidTown Drive. It will consist of a two-story, 36,000-sf elevator-served office building and the 20,800 sf of retail space, which will include shops and restaurants.

The office portion of the Midtown Spectrum Business Complex will feature flexible suite layouts, upgraded common finishes, double-door entries and available signage. It is located close to the Victorville Civic Center and the I-15 Freeway.

The retail portion of the project will provide services to support the office population and local residents. Amenities and services offered will likely include a bank, postal services, nail and hair salons, a dry cleaner, and dental offices.

Bazarevitsch notes that the AyZar development will be the first of multiple office projects in various stages of development in the submarket. She is a member of a leasing team including David Waggoner and Brian Barasch that will represent AyZar in the office portion of the project. The retail agents for the development are CBRE's Sandie Smith and Christy Davenport.
