Unique Performance's Douglas Hasty, Chris Layne and Richard Kearby will open doors Jan. 1 on the extra space at 13995 Diplomat Dr., which sits at the rear of its three-year headquarters and production shop at 13950 Senlac Dr. "They've had their eye on that building. We've been trying to make a deal for over a year," David Dunn, the trio's tenant rep and owner of Dunn Commercial LP in Arlington, tells GlobeSt.com. The holdup wasn't the space availability but more a decision of whether to add more space or not, he explains. A brand-new contract with Carroll Shelby sealed the decision since the existing assembly line is running full speed, churning out five limited-edition cars per month, according to Dunn.

Dunn says the lease crossed the finish line in less than three months once the trio, which also operates a retail parts department, decided to take more room. "This will hold them for awhile," Dunn says.

The flex space is on the market for $5.95 per sf, triple net. Randy Hay with Hay & Jones Inc. of Dallas is the owner and brokered the pact for the spot in the 102,000-sf Diplomat Center in the North Stemmons submarket.
