SAN BERNARDINO, CA-MetLife Real Estate and McShane Corp. have broken ground on a 254,000-sf manufacturing and industrial project here, while a venture of Newcastle Partners and Rreef plans to break ground in early 2007 on a 585,000-sf industrial development in nearby Redlands.
The McShane-MetLife Real Estate project is a manufacturing and distribution facility called Shenandoah Way that the developers have broken ground for on a site at Shenandoah Way and Hallmark Parkway off the 215 Freeway at University Parkway. The project, which is slated to be completed in February, will be marketed by Roger Rhoades, Jeff White and Mike Arens of the Ontario office of Grubb & Ellis. McShane, one of the nation's largest construction firms, is general contractor for the development.
The Newcastle Partners-Rreef project, called Alabama Industrial Center, will consist of warehouse and distribution buildings of 387,000 sf and 198,000 sf. Dennis Higgs, president of San Francisco-based Newcastle, says that the developers chose the 28-acre site for the two class A distribution buildings for its location on Alabama Avenue, a major north-south thoroughfare with direct access to Interstate 10 and Highway 30.
Construction on the business park is slated to be completed in February 2008. The project, which is being marketed by Jeff Smith of Lee & Associates, follows two other Newcastle developments in the Inland Empire in Fontana. Newcastle recently completed a 420,000-sf, three building industrial park in Fontana that was completely sold out before the completion of construction. Newcastle also is building a 612,000-sf distribution building in Fontana called the Midway Distribution Center.
