The building, which contains 12,000 sf of office space and has 18-foot ceilings in the remainder, will be converted by the new owner into a Toyota Service Center. The building has proximity to Glen Motors' existing Toyota dealership location.

"Current market trends are showing that car dealerships and manufacturers are seeking larger facilities to satisfy operations as dealerships are forced to expand or relocate their existing highway locations," Fotiu says. "The difficulty in finding service center locations is due to the lack of feasible space, zoning regulations and the high cost of renting or purchasing space.

"Car dealerships are now focusing on secondary corridors where older industrial sites can be converted to a better use," he says. "As long as the warehouses are in close proximity to the main dealership and are convenient for customers, opening new service center locations are a viable alternative."
