GRAND PRAIRIE, TX-A Texas Hill Country native, Remington Wildlife Feeders, has set a plan into motion to roll three locations into one to get the operation closer to its outdoors retail customers. Two sites in San Antonio and the Kerrville headquarters will be shifted Jan. 1 into 105,295 sf of Great Southwest Industrial District space.

The company's executive has inked a long-term, stair-stepped lease with annual bumps for as-is space at 602 Fountain Parkway, David Dunn, owner of Dunn Commercial LP in Arlington, tells GlobeSt.com. He says Remington Feeders in turn has subleased 30,000 sf of its office/warehouse space to Alliance Sports, which is burning off a commitment through Dec. 31 for the lion's share of the 300,000-sf building.

"I turned it around and got it leased with no down time," Dunn says. But, he does have another 125,000 sf to fill, with the opening quote at $2.50 per sf. "This will help to stabilize it," he says.

Dunn says Remington Feeders had been searching the Great Southwest nearly six months for a building to buy. He says the lease presented a cheaper inroad, but the deal includes a first right of refusal for a sale or expansion space. The building owner of record is Fountain Parkway Ltd. of Dallas.

According to Dunn, Remington Feeders needed to be closer to customers' distribution portals. The Kerrville company supplies wildlife feeders to Wal-Mart Stores Inc., Cabela's Inc., Bass Pro Shops Inc. and Academy Sports & Outdoors.
