The short list included Transwestern Commercial Services in Houston and Mac Haik Management Corp. of Spring, which had managed the two-million-sf portfolio for 20 years. Memorial's Chief Facility Services Officer Marshall Heins says TCC ultimately stood out because of its efforts toward developing a nationwide healthcare real estate program. "They've been very successful in growing, developing and managing properties in the healthcare arena," he says.
Heins tells GlobeSt.com that another point in TCC's favor was that it was Memorial's development partner on two medical campuses in Sugar Land and Katy. "They did a good job on the construction management, leasing and property management side," he says. "The experience of working with them and their fee structure and huge initiative they had toward development pushed them over the top."
Heins explains one of the strategic goals is to incorporate a commercial management component to the medical portfolio. "I really want to integrate from the commercial real estate sector all the great things property management firms use, such as web-based tenant call and service requests, tenant satisfaction score and long-term energy conservation programs," he says.
TCC also will assist the healthcare provider with implementing a $20-million to $25-million capital improvement program. "There are buildings we're looking to purchase and looking to develop," Heins says. "We're looking at significant expansion to take place in the next year."
Mac Haik, chairman and CEO for the local firm, says the contract re-assignment had been expected, with the separation amicable. The re-assignment allows his company to pursue more owner-oriented development opportunities as well. "We've had a wonderful relationship with Memorial," Haik tells GlobeSt.com. "It's a fine system. We've enjoyed our time with them and hope we made some major contributions along the way."
