Longhorn Fabrication & Design Inc. is taking over 2919 Hansboro Dr., ending a five-year run at 810 Skyline Dr. in Hutchins. Matt Elliott with NAI Robert Lynn tells GlobeSt.com that the stair-stepped, long-term pact was inked for the location, building size, pricing and a purchase option, which was a chief dealmaking point. The Oak Cliff office/warehouse sits in a pocket where the going rate for comparable space is $2.85 per sf net.
Elliott says the company will have "a little time left" on its Hutchins lease, but it's just enough to allow the transition of equipment and employees to the new manufacturing hub. He says Longhorn's owners kept the search to South Dallas because of its employee base. The search was narrowed to three buildings in a buy or lease scenario. Craig Jones of Dallas-based NAI Robert Lynn, teamed with Elliott in the talks with Mike Gravitt, a local independent, who represents the owner, RB Real Estate Inc. of Dallas.
