CHICAGO-Tishman Construction Co. plans to open the $28 million Park View East condominium high-rise in December in the Lakeview neighborhood, the first of four condo projects it's building in the Chicagoland area to open. Other projects include the $47 million Marquee Michigan Avenue condominium tower in the South Loop, the $44 million Vision on State and a four-story project called Kedzie 525 in Evanston.
At Park View East, Tishman is working with developer Sedgwick Properties Development Corp. on this 18-story, 140-unit condo near Wrigley Field. Located in the Lakeview neighborhood, the building will offer city and lake vistas, parks and promenades and beaches within mere steps of the building. Unit amenities include balconies, custom kitchen cabinetry, granite countertops, and red oak hardwood floors. Construction began in November 2005, and the Park View East will welcome residents in December of this year.
Despite some rumblings that condo sales are starting to slow in the city, Jim McLean, executive vice president and chief operating officer of Tishman says his firm has not seen a significant slowdown. "There's a huge condo market with a lot of opportunity, we're still seeing the market as very strong," McLean told GlobeSt.com.
At the Marquee, Tishman is again construction manager for Sedgwick . The 342,000-sf tower features a classic design, views of the Lake and city and a Michigan Avenue address. This cast-in-place, painted concrete structure will feature 214 units with balconies on 25 stories as well as a lobby and reception area. A parking garage adjacent to the tower will have four levels of parking and a green roof on the fifth level offering views of nearby Grant Park and Lake Michigan. A common area terrace, BBQ area and a dog run will be on the third floor level. The structure also incorporates a portion of the landmark Buick Building, paying homage to South Michigan Avenue's former moniker "Motor Row." The project is scheduled to wrap in December 2007.
At Vision on State, working in an owner's representative capacity, Tishman is overseeing construction of this 19-story condo in in downtown on behalf of client Renaissant Development Group LLC. The 372,000-sf building will offer 253 units and include a fitness facility, business center, and hospitality room. The architect is Pappageorge Haymes. Located at 13th and State streets, the building will offer one-and two-bedroom units with wireless Internet connection throughout, including on the balconies. Additional amenities include a fitness center, business center, hospitality room, individual storage units and a bike room.
The development includes 14,000 square feet of commercial and retail space on the ground floor and approximately 326 parking spaces on five levels.McLean said the working on the property has been challenging, as it lies adjacent to the CTA elevated and subway tracks that run beneath one of its corners. Work began on this project in September 2005 and is scheduled for September 2007 completion.
Tishman is also construction manager on Kedzie 525, a 20-unit condo development in Evanston. The 61,000-sf structural-steel-and-pre-cast-concrete building will contain two floors of parking and retail on the ground level. The units will have one-or two-bedrooms, balconies, kitchens with stainless steel appliances and granite countertops, and hardwood flooring throughout. McLean said he cannot divulge the construction price on this project. Construction began in March 2006 and occupancy is set for March 2007.
