Groovy Stuff, an importer of Asian furniture, is moving into 42,235 sf at 3636 La Reunion Blvd. in a Billingsley Co.-owned warehouse while Concept Printing & Packaging Inc. already has settled into 40,000 sf at 4707 Bronze Way, which is owned by Eisenberg Management of Dallas. The going rate for office/warehouse space of comparable product is $2.65 per sf to $2.95 per sf.
Groovy Stuff is relocating to Turnpike Distribution Center from a 25,000-sf spot at 1134 Longpoint Ave. in the Brookhollow Industrial District. Matt Elliott, an associate with Dallas-based NAI Robert Lynn, tells GlobeSt.com that the company's executive team searched nearly seven months for an expansion site. "They were just trying to find the best building for lease or purchase," he says. "This ended up being the best option."
Elliott, teaming with NAI executive vice president Craig Jones, says the search included Brookhollow, Mercantile and Turnpike distribution parks. The end result is a stair-stepped lease for a full building, one of the few of its size in its submarket. Billingsley's Carter Crow negotiated its terms.
Concept Printing, signing a medium-term, flat-rate deal, is a new venture for Manchester, CT-based manufacturer of corrugated boxes. The deal went full circle in less than a month, says Stephen Cooper with NAI Robert Lynn. Monte Anderson with Options Real Estate Inc. in Dallas represented the building owner of the 156,000-sf office/warehouse.
