RIALTO, CA-The ProLogis REIT and Trammell Crow Co. have signed two tenants to leases totaling more than 1.1 million sf of industrial space. The deals include Broyhill Furniture's 700,000-sf lease at ProLogis Park I-210 and a 414,000-sf Payless Shoe Source deal in Redlands.

In the Broyhill Furniture Industries Inc. transaction, the manufacturer of residential furniture and subsidiary of Furniture Brands International will share the space at the 2.7-million-sf ProLogis Park I-210 with Thomasville Furniture Industries, another subsidiary of Furniture Brands. The transaction brings the occupancy at the park to 100%, according to Pat Cavanagh, SVP and regional director of capital deployment for ProLogis.

Furniture Brands International is a St. Louis-based global manufacturer of residential furniture. Its brands include Broyhill, Thomasville, Drexel Heritage, Henredon, Lane and Maitland-Smith.

In the Redlands transaction, Payless Shoe Source signed a long-term lease for 414,382 sf of a newly constructed 585,000-sf facility at the southwest corner of Palmetto Avenue and Nevada Street. Payless was represented by Dan De la Paz, Frank Geraci and Walt Chenoweth of the Ontario office of CB Richard Ellis, along with Bayne and John Porter of CBRE's Atlanta office. Landlord Trammel Crow was represented by Darla Longo, Jim Koenig and David Consani, also of CBRE's Ontario office.
