Imperial Supplies LLC spent the past year searching for the right site in the Great Southwest Industrial District, says Jason Miller with Property Advisers Realty Inc. in Irving, TX. He tells GlobeSt.com that location and rates for 360 Commerce Center at 2725 SH 360 were the dealmakers. "It's economics when you get down to it," he says, adding the Rreef-owned building was up against two others in the final leg of the race. At the third-quarter close, the average industrial rate hovered $3.35 per sf, according to a Cushman & Wakefield of Texas Inc. report.
The turnkey deal takes the 281,200-sf office/warehouse to 100% occupancy. Toby Rogers in Trammell Crow Co.'s Arlington office represented the San Francisco-based owner while Miller and Property Advisers' Jerry Reis teamed to bargain the tenant's side.
Miller says Imperial Supplies will shift the regional facility, one of four in its network, in sync with the lease expiration at 1701 Falcon Dr. In addition to its homeport and Dallas/Fort Worth, the parts supplier also has distribution centers in Charlotte, NC and Reno, NV.
