A Brandywine spokeswoman says a groundbreaking for the acreage at 800 N. Capital of Texas Highway has not yet been determined. "A prelease commitment would mean we could start within 90 days, with completion happening within 13 to 14 months after that," she tells GlobeSt.com.

The building is being designed to appeal to medium to large tenants. Ralph Bistline, vice president of Brandywine's southwest region, says in a press release. The building's 44,000-sf floor plates will accommodate larger tenants "who want to locate in this coveted location," he says.

Estimated construction costs aren't available, but Merriman & Associates of Dallas is the architect of record. The general contractor's award is pending. Brandywine's southwest regional office in Austin will prelease and manage the building.

According to a local market report, there is 900,000 sf of office product under construction--the lion's share in the southwest submarket. Brandywine's site abuts the Rob Roy subdivision along Loop 360, a favored nesting ground for executives.

Brandywine has been shuffling assets from its $3.3-billion takeover in January of Dallas-based Prentiss Properties Inc. In the shakeout, the Dallas market is being exited, but Austin clearly is not. Brandywine's portfolio includes more than one million sf of class A office space in the capital city's southwest sector.
