A Richard Bowers & Co. team comprised of Ashley Parker and Ryan Cone represented the seller. Richard Bowers & Co. vice president Ernie Baker represented the buyer. "The seller is relocating the business to an area north of the property and downsizing," Parker tells GlobeSt.com.

The building, which sits on 5.89 acres, is located in the Interstate 85 north corridor inside Interstate 285 near Mercer University. A former call center with an open floor plan, the building will be retrofitted to accommodate classroom space needed for Sophia Academy, a Christian school for children with learning disabilities.

The school, which serves students in grades K through 8, will be relocating from Mt. Vernon Road in Sandy Springs. The seller will lease back the property prior to occupancy by the school, which is planned for fall 2007.

"The property was of interest primarily due to its size so the school could expand and accommodate more students," Parker says. "At almost six acres, it was a special opportunity for the school to expand and allow them to use more of the property."

The property's location within an area that offers accessibility to Interstate 85 and Interstate 285 and Marta, and close proximity to Atlanta's urban and suburban communities was another attractive feature. "The location allows the school to serve students that will be coming from all over the city," he says.
