Custom Assembly Inc. is setting up shop at 8101 Tristar Rd. in the Freeport submarket, east of Dallas/Fort Worth International Airport. The quick-turning lease has a stair-stepped rate and a three-year term, Mark Graybill, associate with Lee & Associates Dallas, tells GlobeSt.com. "It was a fairly short fuse from the tour to the contract," he says.

Custom Assembly is taking over industrial space once leased to the Dallas Cowboys merchandising group for inventory storage. The inbound tenant will be the largest one in the Rreef-owned building, backfilling space emptied nearly six months ago by a short-term replacement. Douglas Delsanter with Delterra Realty Group of Dallas represented Custom Assembly.

The new deal pushes occupancy to 68% in the 137,237-sf office/warehouse, which is carrying a quoted rate of $3.15 per sf, triple net. The structure is co-listed by Trey Fricke, managing principal with Lee & Associates DFW and Walter Floyd with NAI Huff Partners in Fort Worth in addition to Graybill.
