Hajoca Corp. of Ardmore, doing business in the market as Keenan Supply Co., has signed a stair-stepped lease with four bumps for as-is space at 6718 S. Harl Ave. in Tempe, Jerry McCormick with CB Richard Ellis in Phoenix tells GlobeSt.com. "The clincher for this building was the office and warehouse fit like a glove," he says.

McCormick says the search and negotiations took six months to complete, with Keenan's soon-to-be-replaced building owner agreeing to a lease workout because he had another tenant in line for the 24,000-sf spot. "It really worked out well," he says.

Besides McCormick, Keenan's team included Seth Garrett and John Werstler, both with CBRE in Phoenix, and Richard Wood of the R.L. Wood & Co. LLC in Mesa. Joe Porter, Pat Feeney and Dan Calihan, also with CBRE in Phoenix, represented the San Francisco-based Rreef, which ended up being able to hang a "no vacancy" sign on the 150,000-sf Tempe Distribution Center. The industrial space had been marketed at 45 cents per sf, triple net.
