Joe Learner with Studley, which represented Waterton, says that expansion wasn't possible at the 100% occupied Franklin building. However, the company wanted to stay in the West Loop. Waterton will relocate in February, he says. Studley cannot reveal the lease rate, says a spokeswoman. Leasing director Ellen Meline May and leasing associate Brian Atkinson with Equity Office participated on this deal.
CapitalSource will move into its new space in the 22-year-old 30 South building in March. Brad Serot, vice president and Mark Keebler, first vice president with CB Richard Ellis, represented the company, while Atkinson and May negotiated on behalf of ownership. The companies did not release the terms of this lease. Asking rent for the West Loop is about $34.70 per sf, according to Grubb & Ellis.
