AVONDALE, AZ-With the completion of a first phase in sight, RDB Development LLC is preparing to launch construction on part two of its three-phase Avondale Commerce Center. The Phoenix developer Monday will start work on another 278,224 sf.
The second phase will sit on 27 of the 82 acres in the $27-million office and industrial park, coming out of the ground at the intersection of El Mirage Road and Van Buren Street. Avondale Commerce Center, situated near Interstate 10, got under way in the summer, beginning with 315,516 sf. The 27-acre development is scheduled for completion in January 2007.
An RDB Development spokeswoman tells GlobeSt.com that it's too soon to discuss the third phase, which will be situated on 28 acres. The first two phases are all 100% industrial space. "Phase three will be a mix of office and retail," the spokeswoman says. There has also been some discussion about adding a small retail component to the third phase although nothing has been determined as yet.
RDB Development is developing the mixed-use Avondale Commerce Center to supply what it considers a growing demand for industrial and flex office space in the city, which is predominantly residential. In late June 2005, the developer delivered the 35,018-sf Avondale Office Plex at 1481 N. Elisio C. Felix Jr. Way. In keeping with its MO, RDB Development will lease and manage Avondale Commerce Center.
