HAMILTON, NJ-Work is set to start on Northgate Industrial Park, a two-building, 52,774-sf warehouse condo project on 4.44 acres here. The Trenton, NJ-based Trueline Construction is the owner of the property, which is situated on Route 156 near Route 130 on the border of Mercer and Burlington counties.
The project's 10 units are available for sale or lease, according to Greg Gross, executive vice president of Simone Realty Inc., Lawrenceville, NJ, broker for Northgate Industrial Park. Building A, which totals 48,724 sf, has nine warehouse suites available, including two end units of 8,914 sf each. Sale price for the units is $135 per sf, Gross says.
Building B, meanwhile, totals 4,050 sf and is available for a single user. The sale price for building B, which has a drive-in entrance, is $150 per sf, Gross says. The combined buildings have a total of 92 parking spots and nine loading/unloading spots. The zoning/permitted use for the property is industrial/distribution/warehousing.
