PHOENIX-A desire to consolidate led a local woodworking/door manufacturing company to a 60,000-sf building acquisition. While the business spent $4.5 million for the new building, it has also put its two other buildings on the market for a combined $6.8-million ask.
Building Partnership I LLC bought its new space on 5.25 acres at 402 S. 63rd Ave. for expansion, consolidation and because the building didn't require much in the way of renovations. "It was a hand-in-glove fit with the buyer, because it was wood-working ready," comments Pete Klees, senior vice president with Grubb & Ellis/BRE Commercial LLC's Phoenix office, who represented the buyer.
Klees adds that the 2003-built facility is in good shape and complete with dust-proof lights and electrical, which is important for a company dealing with woodworking. "As we speak, they've moving in, and hope to be up and operating within the next week," he says.
In the meantime, Building Partnership I LLC has on the market a 29,000-sf building on 4.3 acres at 111 S. 56th St. in Chandler offered for a $4.6-million list price; and a 17,700-sf facility at 1331 W. Melinda in Phoenix, which has a $2.225-million ask. "These will be vacant by the end of the month," Klees tells GlobeSt.com. The Chandler building was constructed in 1995, while the facility in Phoenix was older, but rebuilt and restored in 2001.
Gary Anderson, vice president with Grubb & Ellis/BRE helped Klees as the buyer representative. Andy Cloud, Grubb & Ellis/BRE senior vice president represented the opposite side, local entity JDH LLC.
