The project will also contain approximately 525,000 sf of office space, 250 condominium residences and a 140-room hotel with 5,000 sf of meeting space. The site totals 12.6-acres and is located on the northern side of the Reed-Putnam Urban Renewal Area near the junction of I-95 and Route 7.
Staubach Retail is a division of the Staubach Co. of Addison, TX.
"With its extensive knowledge and understanding of retail markets, Staubach Retail is a valuable addition to the project's team. Retail is a key component of this project and we're delighted to have a company of Staubach's caliber to spearhead the retail leasing program," says Kim Morque, principal of Spinnaker Real Estate Partners.
Site preparation work, including the demolition of several existing vacant buildings, has already begun. The project is currently being reviewed by the City of Norwalk and is scheduled to begin construction in early 2007, Staubach officials say.
Commenting on the assignment, Patrick Smith, executive vice president and principal of Staubach Retail, says, "We truly believe this is a special site and are excited to be working with a development team that has the vision and expertise to execute a project of this magnitude. In any large mixed-use development like this, the retail is a vital element of the long-term success of the project. District 95/7 will be a critical and integral part of SoNo's [South Norwalk's] continued evolution, growth and success."
