OpenTech Systems Inc. worked out a deal for 9,968 sf, adding 4,968 sf, while E.A. Engineering, Science and Technology Inc. picked up just a slight expansion in a space shuffle from two non-contiguous suites into one 12,795 sf carve-out in the 63,614-sf Building C at 405 State Highway 121, one of four class B office structures in the 112,000-sf development, Tim O. Terrell, senior vice president and partner for Dallas-based Stream Realty Partners LP, tells GlobeSt.com. Vista Point North developer, Jackson-Shaw Co. of Dallas, had the office space on the market for $12 per sf triple net.
Terrell says the companies, both in place at least five years, have signed long-term deals. And, he adds, both looked at their submarket options before signing on the dotted line. The sweet spot of the dealmaking is the timing. "It was never really vacant," Terrell explains. "A small tenant moved out and then we started shuffling the deck."
Terrell says finish-out work will begin soon. The Stream team also included managing director and partner Chris Jackson and vice president David Cooke.
