REDLANDS, CA-Chatsworth-based retailer Lamps Plus has acquired a 784,000-sf warehouse in the California Palms Business Center for $54 million to consolidate and expand its distribution facilities, according to Grubb & Ellis. Lamps Plus, a specialty lighting company with 47 retail stores throughout the West, will be relocating from two buildings totaling 420,000 sf in the City of Industry and one building of 150,000 sf in Chatsworth.
The deal was one of the largest single-user transactions in the market in 2006. Lamps Plus was represented by Jim Center of the San Gabriel Valley office of Grubb & Ellis, along with Ron Washle and Mark Kegans of the firm's Ontario office, with the seller represented by Jim Koenig of CB Richard Ellis.
The new Lamps Plus facility is at 9425 California Ave. in the California Palms project, which is a development of the Trammell Crow Co. Lamps Plus is scheduled to move into the new warehouse in January.
The new building will combine warehousing operations and the Lamps Plus Internet fulfillment center under one roof, according to Dennis Swanson, founder and CEO of the company. Swanson says that the cost savings and efficiency of the new facility "will have a tremendous impact on every aspect of our company," which was established in 1976.
The Lamps Plus building is the second warehouse to sell in recent months at the California Palms Business Center, a 2.1-million-sf development with project costs of $102 million. In the other recent transaction, Haralambos Beverage acquired a 146,000-sf warehouse at 26717 Palmetto Ave. in the center.
