"The area's strong demographics will be the impetus for future growth here," says Edward Walters Jr., who projects a construction start in the fall and build-out by 2010. "The town's close proximity to Long Beach Island and Barnegat Bay is an added bonus for residents who enjoy recreational amenities."
Walters' site plan calls for a total of 159 multifamily units among the 258 residences. Of those, 107 will be for-sale townhouses and 52 will be affordable housing apartments that will help the town meet its state-mandated affordable housing goal. The remaining 99 homes will be of the single-family variety.
Whispering Hills is one of a couple of major projects Walters is doing in the region. As reported by GlobeSt.com, the company recently completed site acquisition and got its approvals for Stafford Park in nearby Stafford Township. In the latter project, the company will turn a 320-acre former landfill into a mixed-use community consisting of 650,000 sf of retail, 565 age-restricted residences and 25,000 sf of office space. Target has signed on to anchor the retail component, and Metro Commercial has been hired to fill the rest of the space.
