The one expansion involves the law firm of McGivney & Kluger, which bumped its occupancy up from 13,500 sf to a total of 17,000 sf, a move made possible when a neighboring tenant renewed its lease in a different section of the building. The expansion made it possible for the firm to stay in the building rather than relocate, according to company officials.

The two new tenants, which involve a total of 6,200 sf, include Max Title Co. "We required more space than we had in our East Hanover offices, and we had grown to the point where we had to take a more upscale corporate approach to our operation," says Linda Percoco, the firm's senior title officer.

Finlay Tea Solutions, a London-based trading company, has also been added to the tenant roster. According to Finlay's Jim Klucharits, the company will utilize the location for its US headquarters operations. Finlay Tea Solutions was repped by Pete Ackeman of Clancey Realty Group, Bernardsville.

Ken Flynn and Fred Hyatt of Trammell Crow Co. represented the landlord in all three deals, as well as tenants McGivney & Kluger and Max Title.

As reported by GlobeSt.com, Eastman bought the building as part of a two-building acquisition just more than two years ago from a family estate. The price was not disclosed, but industry sources at the time put the combined number for the two buildings, including the 59,000-sf 100 Passaic Ave., in the $13-million to $15-million range. At the time of sale, 23 Vreeland Rd. was just 25% occupied, prompting Eastman to launch a major renovation and the marketing campaign that has now nearly filled the building.
