The two largest buildings are 104 Windsor Center in East Windsor, NJ and 30 Buxton Farms Rd. in Stamford, CT, both of which total 65,000 sf. The one-story 104 Windsor Center office building is fully leased to three tenants, with Abbott Laboratories as its anchor. The 30 Buxton Farms property is a three-story building located at the intersection of High Ridge Road and the Merritt Parkway. Recently, the property lost its anchor tenant Levitz Furniture.
The 300 Alexander Park office building in the Township of West Windsor, NJ also recently lost its anchor tenant Pepper & Hamilton LLP. The law firm had leased approximately two-thirds of the 36,000-sf building.
The final property on the market for sale is 38C Grove St. in Ridgefield, CT, which totals 24,000 sf. The three-story office building is fully leased by multiple tenants, GHP officials say.
Andrew Greenspan, managing partner of GHP Office Realty, says the 30 Buxton Farms and 300 Alexander Park office properties were put on the market for sale with their significant vacancies in mind as perhaps opportunities for investment by an owner/user.
Adam Rochlin and Jamie Schwartz of GHP's Investment Division will oversee the marketing efforts for the properties. Rochlin says of the properties' availability, "The locations of all the buildings make the assets exceptional investment opportunities for both investors and occupants. As the investment sales market continues to pick up steam, these four properties will generate a lot of interest."
