ARLINGTON, TX-K&G Men's Co. Inc. will open doors in early summer on a 31,473-sf store in Cooper Street Plaza. The 10-year lease lowers the curtain on an eight-month search for a relocation site in the city.
The Atlanta-based retailer is taking over an empty Circuit City store in the 4601 S. Cooper St. center, a 133,196-sf strip owned by Regency Centers Corp. of Jacksonville, FL. It's the second vacant Circuit City in Dallas/Fort Worth that K&G has tapped, according to Terry Syler, executive vice president with the Retail Connection LP in Dallas. "The footprint and presence of these Circuit City stores seem to work pretty good for them," he adds.
Syler tells GlobeSt.com that the plan is to close a 20,000-sf location at 4400 Little Rd. in East Arlington. "We reviewed several options in the East Arlington market and chose this location in South Arlington due to its visibility to I-20 and closer proximity to their customers," he explains.
Regency's man on the ground was Matt Booth. And the outcome, Syler says, "was a pretty aggressive deal for them." Cooper Street Plaza shares a lot with Home Depot at a four-corner retail intersection near Parks Mall.
The 75-store K&G, spanning 25 states, has six units in Dallas/Fort Worth--and it's not ready to stop building the count. "There's room for a couple more," Syler says.
