MOORPARK, CA-Home Depot has signed a 20-year, $32-million land lease at the 495,000-sf Moorpark Freeway Corporate Center that will put the retailer in a 145,000-sf building at 1000 Patriot Dr. that will break ground this summer, according to Lee & Associates. The new Home Depot store will occupy a 13-acre site at the 33-acre Moorpark Freeway Center, which is planned for a combination of office, industrial and retail space.
The center is a development of a joint venture of M.W. Ossola & Associates Inc. and Nearon Enterprises LLC, which was represented by president Mike Tingus of Lee & Associates' LA North/Ventura operations and Bill Bauman, VP of Colliers Retail Properties Group. Home Depot was represented by Allen Young and Greg Whitney of CB Richard Ellis.
Home Depot is scheduled to open the new store in 2008, according to Tingus, who notes that the retailer will occupy a site that is easily accessible from the 118, 23 and 101 freeways. According to Tingus, the remaining 20 acres of land at the Moorpark Freeway Corporate Center will be developed for office and industrial space ranging from 3,000 sf to 60,000 sf.
