The duo plan to market the building for either single- or multi-tenant occupancy. For the latter use, the building has 40,000-sf floor plates. Designed by Rotwein & Blake, the building features an atrium lobby. It's located within the six-building Waterview Corporate Center, which fronts on Route 46 at the intersection of Interstates 80 and 287.
"It offers immediate occupancy, making it one of the few large-block options that enables fast move-in," Frank says. "Because of its size, it would be a choice for a company wanting to house its operations in a single facility."
"Class A office demand in Parsippany continues to grow," Prezant says. "A number of large transactions in the past 12 months, including commitments by Travelport, Travelers and Omnipoint Communications, are a signal that the market is active with major users."
The building itself is new construction that has never been occupied, although it was completed more than four years ago and has had other brokerage firms in the mix to find tenants. Original developer Bellemeade Development Corp. sold it to UFP in 2003, a year after its completion, for an undisclosed price.
