Karen Simon, executive vice president and managing partner for Bradford, tells GlobeSt.com that the plan is renovate and multi-tenant the building, with the new owner filling 3,200 sf on the first floor. Renovations to 600 Texas St. will begin as soon as negotiations wrap up with a first-floor tenant for the 2,920-sf balance, she says.
The office building, a rare find in a tight office market, was marketed for $1.3 million by Ryan Matthews with the Staubach Co. on behalf of attorneys Clifford Davis and Michael Heiskell. "There were several offers on it," Simon says. "There is such a limited amount of Downtown space that when this became available we were immediately interested." As for the financing, all she'll say is equity and renovation capital is coming from Bradford's Friends & Family Investment Pool and the balance via a traditional loan.
Bradford has tagged the class B space at $19 per sf plus electric. "It can command a little higher rent than other class B buildings because it has its own parking," Simon points out. The 0.17-acre lot has 28 parking spaces and a positioning close to the federal courthouse.
Bradford's MO is to office in its own real estate. If all goes as planned, that will happen in the spring for the five-employee team in Fort Worth, which has been leasing space at 3113 S. University Dr., about four miles south of the city's heart.
