CARROLLTON, TX-A new supplier for the food industry has leased 124,950 sf for its corporate and distribution location, culminating a six-month search and a divisional buyout. Pro Health gets its keys today to ready the space so the shop can be up and running within 90 days.

The deal has landed at 2100 Luna Rd., a 249,900-sf building owned by Carrollton-based Billingsley Co. Chris Jackson, managing director and partner for Stream Realty Partners LP in Dallas, tells GlobeSt.com that the former build-to-suit for HomeGrocer.com scored the market win because it has ready-to-go freezer and cooler space in 25% of the leased area.

"This was the right one because of the existing infrastructure and the location," Jackson explains. "It was the one building that really worked for what they wanted to do." In addition to the refrigerated area, the tenant's leased half has at least a dozen dock-high doors and 7,000 sf of ready-to-use office space. And, it has a positioning with easy access for inbound tractor-trailer trucks--just north of Interstate 635 and west of Interstate 35.

Pro Health has bought the potato division of Hamer, ID-based Larsen Farms Inc. to launch the operation. "It's reasonable to expect you'll see them go into other segments of the market," Jackson predicts.

Jackson says Pro Health's executive team inked a five-year, flat-rate lease for its first location, taking the Valwood Industrial Park building to 100% occupancy. The specialty space was on the market for $4.50 per sf, triple net.
