"It gives them more of their own identity," says Seth Weinstein, principal of Dallas-based Predium, who worked out a deal for Waldham Bros. LLP to occupy 37% of the class B office space at 6200 LBJ Freeway. He tells GlobeSt.com that Waldman will vacate 1280 N. Central Expressway a couple months before the lease expires at its 12-year location, but the move gains identity and "class A-type finishes."

Weinstein says Waldham, a 54-year-old local firm, "looked at quite a bit of properties" before it settled into talks with locally based Signature Asset Management for the top floor of a two-story, class B office building. Talks lasted four months, nailing a building sign and "favorable terms," he says. Transwestern's Matthew Hurlbut and Jeff Anderson represented the building owner. The quoted rate is $14 per sf plus electric.
