A spokeswoman for Clayco, which is building the warehouse, says the company has to demolish three existing buildings during a several-week period at the site. In this era of high construction costs, the company says it has joined with Forum Studio Inc. to create the speculative building with tilt-up concrete instead of steel. Balke Brown Associates is the developer of the project.

There have been hitches to the construction, the spokeswoman says. The company encountered stormwater build-up on the site, and had to construct an onsite stormwater detention area.

The project should be complete by October, the company says. International Food is going to use the facility for its St. Louis warehouse requirements.

Clayco is also developing Centene Plaza in St. Louis, a $190-million, mixed-use urban center that will serve as headquarters for Centene Corp. The 600,000-sf development is getting assistance from eminent domain by the city, as well as $10 million in long-term tax abatements.
