The Fairfield office building is 30 Two Bridges Rd., also know as the Atrium. The assignment is being handled for NAI Hanson by senior vice president W. Joshua Levering and sales associates Craig Levitan, Gregory Reid and Robert Borny. The building is owned by the White Plains-based GHP Office Realty.

"It's the best office building in Fairfield," Levering says. "It is currently 85% leased, and we have available suites from 2,000 sf to 7,000 sf." That available space is currently listed with an asking price of $23 per sf plus tenant electric of $1.75, offered for five-year terms. Among the features of the three-story building is a two-floor, fully glassed atrium. It's located at the intersection of I-80 and Route 46.

"The simple fact is we feel we have a premiere office property," says Jamie Schwartz, executive vice president of GHP Office Realty. "With the exposure, we anticipate leasing our available space in a very timely fashion."

The second assignment involves the 145,000-sf flex office/industrial building at 18-01 Pollitt Dr. in Fair Lawn. For NAI Hanson, the assignment is being handled by sales associates Jeffrey DeMagistris and Thomas Vetter. The building is owned by the Hampshire Cos. of Morristown, which bought it for one of its managed fund in 2006 for $13.65 million.

The single-story building currently has 107,000 sf available for lease, divisible to units of 10,000 sf. Built in 1957 and renovated extensively in 1989, it features 14- to 22-foot ceilings. The available space is currently listed with asking prices of $7 to $14 per sf, triple-net.

"It offers the flexibility of providing either office or warehouse/industrial space," says DeMagistris. "This location should attract companies looking for a Bergen County presence and the benefits of being located near Manhattan."
