Situated at Interstate 10 and Pebblecreek Parkway, Goodyear Centerpointe is 80% preleased, with several major anchors having signed. Parts of the center will open this summer and the remainder will come on line in late 2007 and early 2008.
"We expect all the anchors to be open by the holidays," says Gregg Alpert, COO for Evergreen Devco Inc. "A few buildings will follow with openings in 2008, but 80% of it will be open in time for the holidays." Major anchors are Sport Chalet Inc., Circuit City Inc., Babies R Us Inc., Toys R Us Inc. and Mervyns LLC.
The mixed-use Estrella Commons' first phase also was retail. Estrella Crossroads is an 8,000-sf center that was completed in 2006. Its pad sites hold Walgreen Co., JPMorgan Chase & Co. and Fletcher's Tire and Auto Service Inc. Tutor Time Arizona is planning to break ground later this month on another pad in the project.
Alpert tells GlobeSt.com that next on tap for Estrella Commons is the residential component, which will be a mix of multifamily and single-family housing. Once the residences are built at Interstate 10 and Estrella Parkway, additional retail will follow along with office space and a hotel. Alpert says Evergreen plans to begin infrastructure work on the residential portion later this year. The project has a three- to five-year build-out.
Tempe, AZ-based Infrastructure Dynamics Inc. is the site contractor for Goodyear Centerpointe while RTM Commercial Builders in Scottsdale is the general contractor. Butler Design Group of Phoenix is the architectural firm. The Staubach Co.'s Phoenix office holds the leasing assignment for Goodyear Centerpointe.
