"Competing properties were discussed. However, the location on Highway 360 and the attached yard were an advantage," Dan Lawson, Proterra's marketing director, tells GlobeSt.com. The office/warehouse at 1990 US Highway 360 has a two-acre yard that Suddath Relocation Systems of Texas relies on for its trailers, he explains. "There are not many 100,000-sf buildings with two-acre yards around," he adds.
The Jacksonville, FL-based Suddath uses the Great Southwest building as its regional portal for its commercial moves. Lawson says the firm has occupied the office/warehouse for the past decade. The building has 5,000 sf finished off as office space. That and the balance are in line for cosmetic upgrades as part of the new lease's terms, according to Lawson.
"There were some [brokers] who tried to show them around, but by the time they got involved, we were pretty well down the road," says the deal's sole broker. Comparable properties, with the same features, are quoted at $3.25 per sf, triple net.
