IRVINE, CA-Snyder Langston has completed four new developments totaling $98.7 million for some of Orange County's largest commercial real estate developers, the largest of them the $66-million University Research Park project for the Irvine Co. Frank Martinez, vice president of business development and marketing for the general contracting firm, says that the projects indicate a robust pace of business in commercial real estate development, which Snyder Langston believes "will likely continue another 18 months."

The University Research Park project consisted of the exterior core and shell for eight buildings at the development, comprising phases 12 and 13 of the 18-acre parcel. The project included six three-story buildings and two four-story structures that were leased to Broadcom Corp., a supplier of integrated circuits for broadband communication. Also included were 2,401 on-grade parking spaces.

For the Pacific Club in Newport Beach, Snyder Langston demolished the organization's former facility and constructed a new, 29,100-sf clubhouse building and interiors in a $12-million project designed by MVE Partners. Situated on a .75-acre site, the build-to-suit project was constructed with wood and steel framing, a porte cochere and breezeway, and finished with stucco and stone.

In Aliso Viejo at Vantis, the Irvine-based general contractor provided pre-construction and construction services in an $8.1-million project for Shea Properties. The 80,491-sf three-story shell and core tilt-up office building was a new phase of a Vantis project previously completed by Snyder Langston.

At Southpark, an industrial complex in Fountain Valley, the company finished the $12.6-million second phase of a project for Operon Group. It consists of five single-story, tilt-up office and warehouse buildings totaling more than 198,000 sf.
