Pete Richardson, senior vice president for Henry S. Miller Commercial in Dallas, tells GlobeSt.com that Aloha Housewares Inc. did look around, but the owner of 841 Great Southwest Pkwy. offered an "aggressive deal" to keep the ceiling fan manufacturer and specialty lighting pro in place. "In the end, they wanted to stay in that building," he adds, pointing out part of the lure for the site is the freestanding building's size and hard-corner positioning.

Aloha operates a service center in the flex building, which is sits in a corridor with rates of $2.95 per sf to $3.25 per sf triple net for comparable space. Richardson and Chris Delzell, vice president with Henry S. Miller Commercial, put six months into the hunt and renewal negotiation. The Denver-based owner, ProLogis, had Joe Rudd and Scott Studzinski working out its terms.
