COLUMBUS, OH-Two apartment complexes here have sold for more than $22 million. Both properties are financed under the HUD 221 (d) (4) program, and were debt assumptions.
Sunbury Ridge, at 3018 Sunbury Ridge Dr., sold for $10.8 million, according to the Detroit office of Hendricks & Partners. Mark Rohr and Eric Taylor from the office negotiated both transactions. Sunbury has 224 units, ranging from one-bedroom, one-bath apartments to two-bedroom, one and one-half bath townhomes, in 28 buildings. The property is seven years old, and features amenities such as a pool, clubhouse, and fitness center, along with units with fireplaces and patios or balconies. A local, unnamed partnership bought the property from Sunbury Ridge Limited Partnership, says Rohr and Taylor in a statement. Both were not immediately available for comment. Rents range from $500 to $670 per month.
Plain City-based Demorest Alkire Corp. sold the 252-unit Alkire Glen, at 4035 Henna Way, sold for $11.4 million to Alkire Glen Properties LLC. The eight-year-old property has units in 25 buildings ranging from one-bedroom, one bath to two bedroom, one and one-half bathroom. Amenities include individual entrances, breakfast bars and washer/dryer hookups. Rents range from $479 to $665 per month.
