As reported by GlobeSt.com, RCC Real Estate, an Edison, NJ-based group, bought the asset for $20 million in early 2006 from K-Line Realty, a subsidiary of K-Line America Inc. The global transportation company had at one time used the site as its headquarters until moving to Richmond, VA several years ago. The building is currently fully leased to Lucent Technologies, which has its headquarters just across the street, but 535 Mountain Ave. is completely unoccupied. Lucent's lease expires in February, 2008.
"K-Line had leased a portion of the building, approximately 60,000 sf, to Philips Consumer Electronics in 1997," Drummond tells GlobeSt.com. "PCE was then acquired by Lucent, which subsequently expanded and leased the entire building from K-Line in 1999. Lucent has not occupied the space for some time, approximately five years."
The building is located on a 20-acre site that can accommodate 170,000 sf of additional development. The existing building includes a conferencing facility and recently got a new roof.
