BROOKLYN, NY-Locally based Brighton Builder LLC has begun work on a 38-unit affordable housing, mixed-use project here in the Brighton Beach area. The Community Preservation Corp., an affordable housing mortgage lender, has provided an $8-million construction loan.
The 14-story project, which will be located at 3015 Brighton Sixth St., will be roughly 53,400 sf and include a 15,000-sf medical center as well as 44 parking spaces. There will be one-, two- and three-bedroom units and are slated to go on the market for $400 per sf.
"The property is located in an area characterized by one-to-four family homes and multifamily buildings. The neighborhood has seen significant development over the past few years, including several new projects slated to be financed by CPC," says Mary Brennan, SVP and regional director of CPC's Brooklyn, Queens, Staten Island and Long Island office.
Brighton Builder, which is led by Leon Mikhlin, originally planned to build a 26-unit facility, but with the capital provided by CPC it was able to purchase two adjacent lots in addition to the four already purchased. The 15,000-sf medical office was the only structure on the property. The total acquisition price of the lots was about $4.6 million, according to CPC's VP Anita Pins. The construction will cost about $6.4 million.
"We were pleased to offer Mr. Mikhlin financing because he was a successful builder who had already purchased the property with his own funds and was willing to make a substantial equity investment in this project," Pins tells GlobeSt.com.
The project will also receive real estate tax exemptions under the 421a program.
