WEST CHESTER, OH-Opus North Corp. is building the first new speculative industrial building in the area in the past two years, a 282,466-sf facility with up to four separate entrances. The building will be at 9841 Windisch Rd., on 14 acres near Interstate 75.

The Park 75 at Union Center Building II, a one-story facility, will be cross-docked and have 32-ft clear ceilings, an ESFR sprinkler system, 151 car spaces, 34 truck docks and 29 trailer spaces. Construction should be complete by fall 2007, says Bill Chester, real estate director in the company's Cincinnati office.

Chester says since an I-75 interchange was built in the area in 1998, the local market has become strong, with more than 19 million sf added to the market. "Vacancy is now at about 12%," Chester tells GlobeSt.com. "There has been a lot of bulk industrial built, but not much spec building. We felt that if there's a user in the market looking for a big block of space, they're very limited. The timing is right to bring this building online."

He says there has been some very preliminary interest in the building. The facility can be split up for four users, but "ideally we'd like to get just one user," Chester says. The asking rate for the building will be $3.35 per sf, he says.
