"Construction is on schedule," says Steven Geltzeiler, director of leasing for the Rahway-based Denholtz. "As one of the only new office buildings under construction in Central New Jersey, we are experiencing significant tenant demand."

The building is being marketed for multiple tenant occupancy, according to Geltzeiler, who's heading that marketing effort. Tenant units range from 1,000 sf to 20,000 sf, with leasing currently in progress. Building features include a two-story atrium lobby, executive covered parking, tenant storage and 24/7 building access. The building is not far from Denholtz's 130,000-sf Metropark South I, which is currently 100% leased.

The 2.7-acre site was originally targeted for residential development. As reported by GlobeSt.com, Denholtz bought the property in June 2006 for an undisclosed price from Kara Homes, the East Brunswick-based homebuilder that has since gone Chapter 11. Actual construction of the office building subsequently began in late 2006.
