The test case involved a dilapidated mall with environmental issues in Chicagoland, with options being to sell, redevelop or scrape. Further complicating the decision was the asset's location in a bad section of the city. George Sakakeeny with locally based Champion Partners was the case author and presented the "real deal" at the competition's conclusion.

The UT Austin winning team consisted of Amy Sta. Maria, Nurith Galonsky, Luis Castellanos, Richard Roberts, Ammanuel Metta and David Childress. The Southern Methodist University's team copped second place, earning $7,500 for the Cox School of Business. Texas Christian University's team took the $5,000 prize. Also competing were teams from Rice University and the University of North Texas.

The North Texas NAIOP chapter has the largest number of SIOR members of its counterparts in the country. In addition to Sakakeeny, judges included Doug Johnson with IDI Inc., Ronald Berg with PlainsCapital Bank, Rob Huthnance with ProLogis, Sheryl Pickens with Transwestern, Peter Billipp with Panattoni Development Co. and David Cunningham with Granite Properties.
